The 2026 real estate market is no longer driven by emotion, but by preparation.

The market picture of recent months shows quite clearly that price levels have moved upward. At the same time, buyers no longer make decisions as lightly as they did a few years ago.
This means one thing: simply putting up a listing is no longer enough.

Today, the advantage belongs to the owner who is already prepared before the sale to answer the questions that used to remain in the background:

🔹 whether the documentation of the house or apartment is in order
🔹 what the actual utility and related costs are
🔹 what condition the technical systems are in
🔹 what the true market value is, not just the asking price in the listing

Buyers today are more attentive than before. They compare more, ask more questions, and negotiate on price more often.
This is not bad news — it simply means that a well-prepared property stands out on the market immediately.

My experience shows this very clearly:
if the price is right, the information is honest, and the presentation of the property is well thought through, it is still possible to achieve very good results even in today’s market conditions.

In real estate sales, the outcome is not determined only by location or square meters. A very important role is played by how the property is brought to the market and what kind of information is presented with it.
